Eagle Cliffs

Located along the river in Louisville, Tennessee, Eagle Cliffs is a condominium development shaped by its steep topography, expansive views, and strong connection to outdoor living. The site study explores how attached or detached residences can be arranged to maximize the property while preserving privacy, access, and meaningful views toward the water. The current development plan illustrates ten residences positioned along a shared drive and carefully stepped into the hillside.

Each residence is envisioned as a high-end, light-filled home with generous living spaces, tall ceilings, an open floor plan, a primary suite on the main level, and a two-car garage with EV charging capability. The concept design includes approximately 4,281 square feet of heated interior space, a 1,117-square-foot garage, rooftop decks, a private pool, firepit, outdoor fireplace, media and game spaces, and multiple terraces oriented toward the river. Aging-in-place considerations and flexible upper-level layouts support long-term comfort while maintaining a refined contemporary character.
